1Set up once
Do these three things one time. After that every flyer fills itself in.
- My Profile: your name, title, NMLS, phone, email, headshot and color. Every flyer reads them from your account.
- My Agents: add the agents you work with, or import them from a CSV or GoHighLevel. In the flyer tool, Pick from My Agents adds the agent's photo and brokerage logo.
- Connect your free RentCast account (2 minutes), so the tool can look up a listing from its address:
- Make the account. Open app.rentcast.io/app/api and sign up with your work email. Already have one? Skip to step 3.
- Pick the free plan. It is the Developer plan: 50 lookups a month. RentCast asks for a card. It is only charged if you go past 50 in a month (20 cents a lookup), and the flyer tool pauses lookups at 45 on each computer you use.
- Get your key. Sign in at the same link. That is the API page. Press the button to create an API key, then press copy next to the key. It is a long line of letters and numbers.
- Paste it into the flyer tool. Open the flyer tool. The setup box is right under Start here until you are connected. Paste the key and press Save. It is saved to your CLEAR account, so you never do this again, on any computer.
2Build a flyer
- Look up the listing. Type the address under Start here and press Look up. It fills the price, beds, baths, square feet, acres, MLS number and the listing agent's name, phone and brokerage.
- Pick the listing agent from My Agents to add their photo and logo. Not in My Agents yet? The lookup already filled their name and phone.
- Pick a style: Original, Diagonal, Chevron, Editorial, Classic, Bold type or Split. Then the headline: Automatic says Open House when you set a date and Just Listed when you don't, or choose Open House, Just Listed or New Listing yourself. Add a short tagline if you like.
- Pick the financing (table below).
- Price it in LendingPad first. Run the scenario for this home (price, down payment, credit score, loan type, owner-occupied), pick the rate you would actually offer today, and type that rate, its points and today's date into the tool. The tool works out the estimated APR and writes the disclosures.
- Add the rest of the payment: property taxes and homeowners insurance per year, HOA and flood if the home has them. Blank HOA or flood lines drop off the flyer.
- Add the photos and the description. Each style shows how many photos it uses, and the first one is the big one. Paste the listing remarks, press Tidy, and cut them to what a buyer would care about.
- Optional: the open house date and time, and the know the area second page (schools, groceries, parks, health care, fire and police nearby, names and distances only).
- Print or save as PDF: paper Letter, margins None, Background graphics on.
| Financing | What prints | Reach for it when |
|---|---|---|
| Payment breakdown | The whole estimated monthly payment, itemized: principal and interest, taxes, insurance, mortgage insurance, flood, HOA | The buyer's real question is "what will this cost me a month?" |
| No payment | No figures. The photos and the description take the page | The agent does not want a lender's numbers on their piece |
| 2-1 buydown | Year 1, year 2 and the note-rate payment, and what the seller pays | The listing is sitting and the seller has money to put up |
| 1-0 buydown | Year 1 and the note-rate payment, and what the seller pays | The seller already cut the price. It costs about a third of the 2-1 |
The tool checks the seller-concession limit and won't print a buydown that goes over it. Every style fits itself to one page: if there is a lot to say, the photos get a little smaller first.
3Also in the kit
- Seller Buydown flyer: the original 2-1 and 1-0 buydown flyer, built around the buydown itself.
- Realtor Presentations: classes and decks to take to the agent.
- Social & Flyer Studio: social posts and stories for the same listing.
4Rules that come with it
- Cleared by Christa Votaw on 10/02/2026, with the estimate box on the flyer.
- Every figure is an estimate and the flyer says so. Never present it as a quote, a pre-approval or a commitment to lend.
- Only a rate you can actually offer goes on a flyer, priced that day. Never a national average.
- Taxes, insurance, HOA and flood are your numbers. Take them from the listing or public record.
- Listing photos belong to the listing brokerage. Use them with the listing agent's OK.
- The know-the-area page lists names and distances only. No school ratings, no neighborhood descriptions.
