Listing & Open House Flyers

Look up the listing, pick a style and the financing, add photos. Seven styles, every one with the open house, new listing, payment and buydown versions. Everything updates as you type.

Start here: the listing

Type the address and press Look up. It fills the price, beds, baths, square feet, acres, MLS number and the listing agent from RentCast. You add the photos and the description.

One-time setup: connect your free RentCast account (2 minutes)

Already made your RentCast account? Skip to step 3.

  1. Make the account. Open app.rentcast.io/app/api and sign up with your work email.
  2. Pick the free plan. It is the Developer plan: 50 lookups a month. RentCast asks for a card. It is only charged if you go past 50 in a month. This tool pauses lookups at 45 on each computer you use.
  3. Get your key. Sign in at the same link, app.rentcast.io/app/api. That is the API page. Press the button to create an API key, then press copy next to the key. It is a long line of letters and numbers.
  4. Paste it here and press Save. That's it. It is saved to your CLEAR account, so you never do this again, on any computer.

Each listing you look up uses 1 of your 50. Looking up the same listing again within a week is free.

Style

Automatic says Open House when you set a date below, and Just Listed when you don't. The tagline prints on the styles that have a spot for one.

Financing on this flyer

Leave it unticked unless the seller has agreed in writing. Unticked, the flyer says “Ask about a seller-paid buydown” — never that the seller is offering one.

Payment breakdown itemizes the whole payment. No payment drops the numbers and gives the room to photos and the description — the version to hand an agent who does not want a lender's figures on their piece. The two buydown versions show what a seller-paid buydown does to the payment, year by year.

Open house (optional)

No date? It prints as a plain listing flyer.

Second page: know the area (optional)

Schools, groceries, parks, health care, fire and police within about five miles — names and distances, from OpenStreetMap and the Census. It prints as page 2 with your name and the listing agent’s on it.

Property

The layout follows the count: one wide photo, two or three across, or a 2×2 grid.

About this home
0 / 520

Up to eight. They print as two tidy columns under the description. Leave it blank and the block is just the paragraph.

Tidy fixes ALL-CAPS, collapses spacing and strips the agent-only lines ("motivated seller", "bring all offers", showing instructions). It does not write copy for you — keep the two or three real features and cut the rest.

Loan scenario
Price it in LendingPad first
  1. In LendingPad, run a pricing scenario for this home: the price, the down payment, the credit score and the loan type you use below, owner-occupied.
  2. Pick the rate you would actually offer on that scenario today, and note its points.
  3. Type that rate and those points below, and leave Priced on as today's date.
  4. The flyer works out the estimated APR and writes the disclosures for you. If rates move before the flyer goes out, price it again and update the rate.

Only a rate you can actually offer goes on a flyer. Never a national average.

Seller contributions, including the buydown, count toward program limits: conventional 3%, 6% or 9% (primary or second home, by down payment; investment property 2%, and temporary buydowns aren’t allowed on investment property), FHA 6%, VA 4% of reasonable value. Limits are confirmed for each loan.

The rest of the payment

Pull taxes and HOA off the listing when you can. Blank HOA or flood disappears from the flyer rather than printing a zero.
